Taghazout, Morocco’s Booming Property Destination
For anyone that loves surfing, you will have heard of Taghazout. It is as well known as Bali, Sri Lanka, Costa Rica or even Hawaii in surfing circles and it is because of this and the stunning year round sunshine that Taghazout is now a property investment destination.
Buying property in Taghazout is fraught with risks and scandal, so before you dip your toe in the water be sure that you know the facts. For example, you probably don’t want to buy real estate if you don’t have a credit score because, without one, you’re not going to be able to get an affordable mortgage. Get a no credit check credit card, take some time to build up your score, then come back when it’s going to be cheapest for you. Remember, for those that get it right, the rewards are huge, but there are plenty who will be conned out of their money on the way. Property In Taghazout May Not Be Titled
In Morocco, the strongest paperwork for the ownership of land is the TITLE. This piece of paper shows that you are the real owner and is as powerful a piece of ownership right as you will get. Unfortunately, in Taghazout, over 95% of the property transactions in the village are done without titles as they simply have not been processed for the village. There are several families that lay claim to the whole village, there is one family that lays claim to any ‘as yet unconstructed’ parts of the village. There are also families that have claims to all the land in the mountains around the village.
No Title… What Does This Mean
If you seller doesn’t have a title, then it means that you need to do some thorough research on the family selling. Firstly, are all of the family members selling, remember to check all husbands / sisters / mum’s and aunts and grannies. They have a funny knack of appearing out of the woodwork years after the initial transaction with a claim to some of the property.
This does tend to be less of an issue if you are buying an already built apartment, as normally to get the planning consents the builder will have had to establish ownership rights.
This leads to the next question, does the building have planning permission. We have all heard of the horror stories in Spain, well they are the same here in Morocco. Lots of the buildings have gone up without permission. Step one, is to look for the permis d’habitation. If there is no permis, then the Commune haven’t signed off on the building work.
Step 2, is to see if there is a signed building plan from the Urban Agency… chances are, that this is unlikely, but if there is, then great, you should be in a good position as this means the building work went through all the planning applications.
